It was a great turn out at the Simon Zutshi’s Property Investor Network Meeting (PIN) meeting last night at the Holiday Inn in Cardiff.  I have known Simon Zutshi for some time now and he is a great guy to get to know and work with.

We were treated to a couple of great sessions from speakers who had not previously spoken at Cardiff before.
At the outset Gareth Davies, the host, set the scene for the audience to have an evening of possibility thinking by imagining that they were only 10 years old and had just been asked to write 100 dreams…a tough ask as there were definitely a few in the group who are more than 29 years old!
Richard Lovering then gave a quick update on the mortgage market before we got to hear from our guest speakers.

Paul Preston
First up was a debut from Paul Preston who has an impressive record in conventional business as well as over 12 years experience of property investing.

Once again we were reminded of the key skill of listening to our prospects, not just hearing them, but really listening. Paul pointed out that this was not always an easy thing for us to do especially when we believe that we have the answer to, (what we think is), their issue.

He took us through his strategy of how to ensure that we get as much information as possible from our potential client before any attempts at providing a solution was offered, at all times keeping the conversation positive, therefore giving a better chance of a positive outcome for both parties.

It was a classic lesson in how to structure a conversation…otherwise known as professional sales…and delivered in a confident manner with a structure that in turn gave the audience confidence that they too could have a similar conversation with their next potential client.

Money Thrown Away By Cardiff Property Investors…
This is almost unbelievable! A group of property investors last night threw away their chance of FREE professional education in property, knowledge that if put to use could make them a fortune.

After group introductions we have a speedy break before hearing some breaking news about our speakers from Bristol…this was a highly sensitive announcement. Attendees have been asked to keep hold of this news until the Paparazzi produce their headlines!

Ben Leppier & Barry Davies
We were treated to a double act from Ben Leppier and Barry Davies, much like Bristol’s answer to Ant & Dec.
They were brutally honest about their own performance when getting started in property, making many mistakes along the way to their success today.
Their presentation showed us how they had started their business after getting together to do a Pin Mastermind 12 month intensive course, just two years ago.
This showed us copies of their motivation for getting free from the rat race, and included the story of motivation kindly provided to them by their previous employer! Starting from a real need to develop cash flow they have learned through their dogged determination how to help landlords generate guaranteed cash from properties they own. We learnt how these guys source their deals, what solutions they provide for landlords, and what type of property and situation has proven to be the most lucrative for them so far.  Their talk was delivered with good humour and they took time to ask questions, of which there were many, along the way. The result was that several people went away from this session believing that they too could make money in this way, and if they dream big enough…may get themselves out of the rat race like Ben & Barry.

I am really look forward to the  next Cardiff PIN meeting on Tuesday 10th May, where our guest speakers will be Zoe Cairns and David Sandeman.
